Property marketing teams often inherit a brochure as a PDF, an InDesign package, and a folder of images with unclear provenance. Then a price changes, one floor plan is superseded, and the new agency is asked to “just update the Figma file”—which does not exist.
Convertify can bring supported PDF and InDesign content into Figma as a starting point. The migration still needs a disciplined reconciliation process because conversion cannot tell whether a plan is current, a disclaimer is mandatory, or an image license covers the new campaign.
Inventory the source package before importing
Ask for more than the latest visible PDF. A useful intake package includes:
- the packaged InDesign or other editable source, if available;
- the final approved PDF;
- linked photography, renders, logos, icons, and floor plans;
- fonts and license information;
- current property facts and price guidance;
- mandatory legal and agent details;
- the channel list: print, downloadable PDF, portal, email, or social.
Record which item is authoritative for each content type. The final PDF may be the best record of the approved layout, while the property database is the authority for availability and dimensions. “Latest file modified” is a fragile governance rule.
Create a page-by-page reconciliation sheet
Before conversion, list every page and its purpose: cover, location, amenities, residence overview, floor plans, finishes, team, disclaimer, and contact. Add columns for source file, content owner, update required, and approval status.
This catches a common migration mistake: recreating a beautifully structured brochure that faithfully preserves obsolete information.
Flag high-risk content separately:
- dimensions and area measurements;
- north points and floor-plan labels;
- artist-impression notices;
- pricing and availability;
- addresses, phone numbers, and license details;
- accessibility or inclusions claims;
- dates and stage names.
The designer should not silently resolve conflicts between these sources. Route them to the property, legal, or sales owner.
Import for recovery, not instant approval
Use Convertify to import the strongest available source. An InDesign file may preserve more useful layout structure; a PDF may better represent the final approved appearance. For some projects it is worth importing both onto separate Figma pages: one for editable recovery and one as the visual reference.
After import, classify each element:
- usable and editable;
- visually correct but flattened;
- substituted or missing;
- obsolete and due for replacement;
- uncertain and awaiting owner review.
Do not start polishing until this classification is complete. Otherwise the team spends hours perfecting layers that should have been removed.

Rebuild a maintainable brochure system
Converted pages are raw material, not necessarily the final component architecture. Establish Figma styles for type, color, spacing, and grids. Turn repeated structures—image captions, property facts, agent cards, page folios, disclaimer blocks—into components only after confirming which differences are intentional.
Keep floor plans and maps in clearly labelled frames. Where vector content survives, inspect paths and text rather than assuming editability equals correctness. Where a plan is flattened, preserve the original source and record who can issue a replacement.
For imagery, link each placed asset to an approved source folder or asset ID. Do not use an extracted low-resolution PDF image as the new master if the original render is available.
Prepare print and digital variants consciously
A print brochure and downloadable web PDF may share content, but they have different production constraints. Print can require bleed, crop marks, CMYK handling, and printer-specific profiles. Digital delivery benefits from smaller files, clickable links, and screen-friendly reading order.
Create explicit variants instead of exporting one compromise file. Confirm trim size, bleed, binding, stock assumptions, and printer requirements for print. For digital, check file weight, link targets, accessibility expectations, and how spreads behave on a phone.
Convertify helps recover and move the editable layout into Figma; use a suitable export workflow for the final production requirements. Never infer printer readiness from the fact that a source PDF printed successfully years ago.
Review against three truths
Run three separate reviews:
- Visual truth: compare the migrated design with the approved reference for crops, alignment, typography, and missing objects.
- Content truth: compare every property fact, plan label, contact, and disclaimer with its authoritative source.
- Production truth: test the actual print proof or digital PDF, including links, image quality, page order, and file size.
The reviewer should mark issues by category. “Different from old PDF” is not always a defect if the brand system intentionally changed; “same as old PDF” is not always correct if the old price is obsolete.
Handoff checklist
Before the new Figma file becomes the source of truth, confirm:
- all pages in the source package are accounted for;
- missing fonts and substituted styles are resolved;
- master images replace low-resolution extractions;
- plans and measurements have owner approval;
- legal copy is current and locked for release;
- repeated modules use understandable components;
- print and digital variants are named separately;
- the original package and approved output remain archived.
This is narrower than a general InDesign-to-Figma migration. Property brochures combine editorial layout with volatile commercial facts, regulated copy, plans, and high-resolution sales imagery. Conversion removes much of the mechanical recreation, leaving the team more time for the checks that actually make the migrated brochure safe to use.
